How do you know your driveway needs replacing?

A driveway rarely fails all at once. These are the signs we check for, and catching them early keeps water and weight from turning a small problem into a bigger one.

  1. Cracks that keep widening

Cracks that open wider every year, with one side sitting higher than the other, usually mean the ground under the slab is moving. Every rain washes a little more out.

  2. Sunken or tilted sections

A section that has dropped near the garage or the street usually sits on dirt that was never packed. It trips people and keeps sinking as rain softens the ground.

  3. Water pooling by the garage

Puddles that sit against the garage or the house mean the slab falls the wrong way. Left alone, that water soaks under the slab and into the garage.

  4. A dusty, flaking surface

If the top layer chips, flakes or leaves grit on your shoes, it was often poured in midday heat or cured poorly. It only wears faster from there.

  5. Edges breaking off

Chunks crumbling off the sides usually mean the slab was poured too thin or the edges have nothing under them. Each tire that rolls over the edge breaks off more.

  6. Too narrow or too short

If you're parking in the grass or squeezing past a second car, the driveway no longer fits how you live. Ruts in the yard only get deeper with time.

How we build a concrete driveway

A concrete driveway is a slab poured into forms over the subgrade, the ground it sits on, and it only stays flat if that ground stays put. So we break out and haul off the old driveway, dig out soft spots and refill them with crushed rock, and pack the base firm and even. We build the slope into the forms so water runs away from your garage and house, and I'll show you where it drains before we pour. If you're torn on thickness, we'll price it both ways and let you choose. We pour in the cooler part of the day so the top doesn't dry out weak and dusty, give it a broom finish, a light brushed texture that grips tires and shoes when it's wet, and cut control joints, shallow grooves that give the slab a planned place to crack. Then we start curing right away, keeping the new concrete from drying too fast so it hardens to full strength. The base is buried by the end of day one, which is why it's the first thing a lot of people want to trim from the budget, and it's the one place I won't cut, because a nice surface on loose dirt sinks right along with it. The size, the thickness, whether old concrete comes out and how much base work your ground needs set the price, tear-out and the weather set the schedule, and my written estimate gives you the figure for yours.

A lot of driveway calls turn into a concrete patio out back too, and it makes sense to plan both while the crew and equipment are already at your house. If you'd like the driveway to look like brick or stone instead of plain gray, ask about stamped concrete.

Driveway questions we hear most

These are the questions Wesley Chapel homeowners ask us most about a new concrete driveway. If yours isn't here, call and ask, and I'll give you a straight answer.

How much does a concrete driveway cost in Wesley Chapel?

A concrete driveway in the Tampa area usually costs about $5.50 to $11 per square foot installed. That's the going rate around here, not our price, and the size, thickness, tear-out and base work decide where yours lands. I'll measure it and put the number in writing.

Is a concrete driveway worth it over asphalt in Florida?

For most homes, yes, if you plan to stay a while. Asphalt costs less and you can drive on it in a day or two, but it softens in summer heat, needs seal coating every so often and wears out sooner. Concrete costs more up front and routinely lasts decades with little more than joint upkeep and an occasional seal.

How long before I can drive on a new concrete driveway?

Plan on keeping cars off it for about 7 days, and heavier trucks and RVs off for closer to 28 days. The slab is still gaining strength through that time, so line up other parking for the first week. We'll go over the timing with you at the walk-through.

Do cracks mean my concrete driveway is failing?

Usually not, because small random cracks generally aren't a structural problem and won't shorten the driveway's life, though they can be an eyesore. Steel bars called rebar add strength under heavy traffic and hold a crack together if one forms, but they don't stop cracks. That's why we cut control joints, to give the slab a place to crack where we chose.

How thick should a concrete driveway be?

The usual choice is 4 or 5 inches, and going to 5 adds roughly 20% to the concrete cost while raising how much weight the slab carries by nearly 50%. If you park a heavy truck, a boat or an RV, I'd lean toward the thicker slab. Either way, we'll price both like I said above.

How do I check a concrete contractor's license in Wesley Chapel?

Ask which kind of Florida license they hold, because a certified license covers work anywhere in the state while a registered one only covers the cities or counties where the contractor holds a local certificate of competency. Pasco County's certificate includes a Concrete Contractor category, and the state licensing board issues both kinds. Ask us the same question.
